Residential building permits down in Nashville

NASHVILLE, TN (WSMV) -

It seems like new homes are popping up all over Nashville, but residential building permits are down 40 percent this quarter.

"I think some builders have maybe pulled back the reins and gone out to other areas in the suburbs," said Jeff Checko, a realtor with Re/Maxx Advantage.

Checko attributed the change, in part, to Nashville's new sidewalk ordinance which requires some new home builders to build sidewalks too.

Checko said it makes building more expensive and complicated.

"Time is money in any business, but if you had to take an extra 60 or 90 days to figure out how you're going to build on a property, some people will just throw their hands in the air and say, 'I'm going to go do something somewhere else,'" said Checko.

Angie Henderson sponsored the sidewalk bill.

She said so far the good, far outweighs any bad.

"People want the sidewalks. For every builder I have that tells me they don't like these sidewalk regulations and they want them to go away, I have five to ten citizens who say, 'Why aren't we building more sidewalks,'" said Henderson.

Even with the decrease in building permits, Nashville certainly doesn't have a shortage of building.

"To get some of the folks that don't have the patience or necessarily the resources to wait it out I think getting some of those people off the market can help contribute to a healthy marketplace," said Checko.
