23-story luxury apartment development planned for Division St.

The view is about to change for a Nashville neighborhood. A high rise apartment building is planned to go up on Division Street.

"We've been a destination point in the past year-and-a-half for people to come and eat and go," said Lauren Dodd, manager of Pour House. "Now we're becoming our own part of town."

At Pour House, Dodd said more plates are coming out and more drinks are being served than ever. She said a growing downtown Nashville is to thank for the boost during the lunch and dinner rush.

"We've seen a tremendous amount of growth from the Gulch coming down this way, downtown moving toward us," said Dodd. "Any new businesses are always welcome."

That's exactly what could happen with a new development planned to come in just up the street from her restaurant.

"There's a big market here," said developer Travis Kelty. "There are very low vacancy rates and a big demand."

Kelty said he's taking the current Myers Flooring Center and building it up to a 23-story building called Crescendo. The building is to include retail, restaurants, a 600-car parking garage and luxury apartments.

"They're going to be modern-feel with high ceilings, lots of glass and modern amenities similar to what you see in the Gulch right now," said Kelty.

Kelty is the same developer who two years ago introduced plans for a 32-story guitar-shaped high rise called Strings. Kelty said that project is still happening and isn't related to Crescendo.

"We're still looking for a location," said Kelty. "Crescendo is our priority right now."

With Crescendo set to be under construction by the end of the year and completed by late 2016, Kelty said he's supplying a major demand for high-end apartment space in downtown Nashville. The development is to be located next to a new metro pedestrian and bicycle bridge project connecting the Gulch and Sobro.

Dodd said she's braced and ready for the lunch and dinner crowds the changes will bring.

"Now you've got people moving here because of the city and what it is, not necessarily for an opportunity here or there," said Dodd. "There's a lot of recognition Nashville has gotten and a lot more people know about it."

Managers at Myers Flooring Center told Channel 4 they're planning to stay in the same general location. They'll just be moving on the same site to make way for Crescendo.

Kelty said pricing for apartments will be similar to the developments currently in the Gulch.
