NASHVILLE, Tenn. -- If the Cumberland River spills out of its banks, homes will be damaged or destroyed, and Channel 4 News has learned that homeowner’s insurance won’t take effect.
Video: Home Insurance May Not Cover FloodingTim Garrett's home and neighborhood flooded back in 1975.He lives on the water near the Davidson County and Cheatham County line and he said flood insurance isn’t an option. He said he can’t do without it.
Flood insurance covers damage when rising water enters the house. In most cases, home insurance does not.Flood insurance is only offered by the federal government. Residents can only purchase it from a licensed insurance agent, and the costs vary depending on location. The closer residents live to the water, the more it costs. The policy doesn't always go into effect immediately and it can take 30 days to activate.Flood insurance only covers up to $250,000 for the home and only $100,000 to replace possessions. After that, residents have to buy supplemental insurance from a private carrier, but that's not always possible."A lot of those companies with news of the dam breaking have suspended writing coverage for that, so it can be very difficult,” said insurance expert Bob Jackson. Not everyone who wants flood insurance can buy it.In Davidson County, residents in Forest Hills, Berry Hill and Lakewood can't buy it because they don't participate in the national flood insurance program. At the same time, if residents live in a high-risk area, many mortgage companies will require they buy it before sealing the deal. One thing not covered by flood insurance is living costs. If residents can't stay in their homes, they shouldn't expect the insurance company to pay for food or hotel rooms.Click here for more information on flood insurance.
